Terms of Service

We've written these terms as clearly as we can. They cover the rules of using StrataBody — mostly sensible things you'd expect. If something is unclear, email us at support@stratabody.com.au and we'll explain it.

1. About these terms

These Terms of Service form the agreement between you and StrataBody when you use our platform. StrataBody is Australian software built for self-managed owners corporations and strata committees.

By creating an account or using the platform, you agree to these terms. If you're signing up on behalf of a committee or scheme, you confirm you have the authority to accept these terms on their behalf.

2. Accounts and access

You're responsible for keeping your account credentials secure. Don't share your login with others — each committee member should have their own account. If you suspect your account has been compromised, let us know immediately.

Access within StrataBody is role-based and scheme-scoped. Your role (committee member, lot owner, administrator) determines what you can see and do. You should only use StrataBody for legitimate management purposes related to your scheme.

3. Subscription and billing

StrataBody is currently in beta and free to join. When paid plans launch, pricing will be shown clearly in-app and on our pricing page. All fees are quoted in AUD excluding GST unless stated otherwise. By subscribing, you authorise recurring billing for as long as your subscription remains active.

You can cancel at any time from your account settings. Cancellation stops future billing — we don't offer refunds for partial billing periods, but we won't charge you after you cancel.

4. Acceptable use

We want StrataBody to be a useful, safe tool for every committee that uses it. To keep it that way, please don't:

  • Attempt to access parts of the platform you're not authorised to use.
  • Upload or share content that is unlawful, defamatory, or infringes on someone's rights.
  • Try to disrupt, overload, or tamper with the platform's security or infrastructure.
  • Use StrataBody for purposes unrelated to legitimate strata or owners corporation management.
  • Attempt to scrape, copy, or reverse-engineer any part of the platform.

We reserve the right to suspend access if these rules are seriously or repeatedly breached.

5. Your data and content

The content your committee enters — meeting minutes, levy records, documents, maintenance requests — belongs to you. StrataBody doesn't claim any ownership over it.

You're responsible for the accuracy, legality, and appropriateness of information entered into your scheme's account. StrataBody provides workflow and administration tools — we don't provide legal, financial, or professional strata management advice. If your scheme needs that kind of guidance, please engage a qualified professional.

6. The StrataBody Assistant

The StrataBody Assistant (LIZ) is a built-in tool that helps with drafting, summarising, and answering strata-related questions. It works within your scheme's data and access rules.

The Assistant is a productivity aid — its outputs are suggestions, not professional advice. Always review what it produces, especially for anything you plan to send to owners or submit to a tribunal or regulator.

7. Availability and changes

We work hard to keep StrataBody available and reliable. We perform maintenance with as little disruption as possible, and we'll give advance notice for any planned downtime.

We may update features, pricing, or these terms from time to time. We'll always publish changes on this page with an updated effective date. For material changes, we'll notify active users by email before they take effect.

8. Liability

StrataBody is provided in good faith to help committees manage their schemes more effectively. To the extent permitted by Australian consumer law, our liability for any claim arising from your use of the platform is limited to the amount you paid for the service in the relevant billing period.

Nothing in these terms limits your rights under the Australian Consumer Law where those rights cannot legally be excluded.

9. Termination

You can stop using StrataBody at any time — just cancel your subscription from account settings. We'll provide you with an export of your scheme's data before deleting your account.

We may suspend or terminate access where required for security reasons, legal compliance, or a serious breach of these terms. Where possible, we'll notify you before taking action and give you an opportunity to respond.

10. Governing law

These terms are governed by Australian law. Any disputes will be subject to the jurisdiction of Australian courts, in the state or territory relevant to your scheme's operations.
